The Lure of Canadian Vacation Properties

In the last five or so years, I have had a number of close friends purchase property in Canada to be used as their vacation homes. These purchases range from buying an entire island with multiple existing residences to basically purchasing a dock and a shed complete with an outhouse to use for a masterbathroom.

Foreclosures on the Rise

Foreclosure filings were reported on 739,714 U.S. properties during the second quarter 2008, a nearly 14 percent increase from the previous quarter and a 121 percent increase from the second quarter of 2007. One in every 171 U.S. households received a foreclosure filing during the quarter.

Issues With New Conforming Jumbo Program

With ever increasing foreclosures and loan defaults the mortgage industry took drastic measures in an attempt to save their own financial well being. One of the immediate steps was to increase the interest rate charged on non-conforming Jumbo products. A Jumbo loan is a loan in excess of $417,000. Foreclosures on these Jumbo loans are very costly because of the dollar amounts involved and the amount of decrease in the value of more expensive homes in a very short time period.

Bank Shares Decline Due to Uncertainty of the Mortgage Market

IndyMac Bancorp was one of the largest mortgage lenders in the United States, was seized by banking regulators last week. IndyMac failure was attributed as a direct result of poor and lending practices that might have been prevented with stricter rules and regulations.

How New FICO Score Model Will Effect Consumers Shopping for a Mortgage
Tuesday, June 17, 2008

Fair Issac Corporation, the supplier of the most widely used credit score model released a new and improved model called FICO 08. The new credit scoring model is intended to greatly improve the system’s ability to predict the chances of a borrower defaulting on a loan. The model is intended to be more forgiving of occasional slips by consumersbut will take a harder line on repeat offenders.

Inflation Fears Dictate Bond Prices
Friday, June 13, 2008

Mortgage bond prices opened lower following the data this morning only to bounce back toward positive on the day. Higher than expected headline consumer price index data has some traders worried. Expect bond market volatility to continue.
CPI rose 0.6%, higher than the expected 0.5% increase. The core was in line with expectations rising 0.2%.

Inflation fears along with funding and liquidity concerns still have mortgage bonds generally out of favor with investors.
Oil prices fell this morning as the dollar strengthened a bit. Be cautious, prices are likely to remain volatile. Inflation remains the focus of traders.

Bleak Outlook

Existing-home sales were down again in March, with figures in line with the sales activites September 2007, according to the National Association of Realtors® (NAR). 

Existing-home sales were down 2.0 percent to a seasonally adjusted annual rate of 4.93 million units in March from a level of 5.03 million in February, and remain 19.3 percent below the 6.11 million-unit pace one year previous.

Value of Homes Continue to Decline in the United States

The US Home Values as announced by Freddie Mac declined in the third and fourth quarters of 2007, marking the first consecutive quarters of decline since 1982. US home values dropped 0.5% in the fourth quarter. Overall home values increased 0.3% for the year, considerably less than the 6.2% increase in 2006.

How to Utilize Shoprate.com in Shopping for Your Best Mortgage Deal

When shopping for a mortgage, the most important thing to attempt to do is compare "apples to apples". Do some basic homework, check with your State Banking department to find out the reliability of the lenders with whom you have interest. Often times the State Banking Department will have on file any consumer complaints and whether or not they were handled by the lending institution in a timely and professional manner. Do your own 'due diligence' by typing the name of the mortgage lender into a search engine, along with the words "problem" or "scam" or "bad experience". This should exhibit any negative postings about them. If there are a lot, or the allegations look substantial, avoid them.

Mortgage Market in Review

Market Comment

Mortgage bond prices rose last week applying downward pressure on mortgage interest rates. Trading was positive all week supported by economic data that showed some economic weakness with moderate inflation. The consumer price index (CPI) report released Wednesday indicated core inflation rose 0.2%. Traders were pleased inflation remained contained despite high oil prices.

For the week, interest rates on government and conventional loans fell by about 1/2 of a discount point.

Durable goods orders data Thursday will be the most important event this week. New homes sales and consumer sentiment data will also be important. This will be the last full week of trading heading into the next Fed meeting October 30th and 31st.

The Purpose of the Shoprate.com Mortgage Blog

How to Get the Lowest Mortgage Rate

• Credit Score - having a higher credit (FICO) score can help you qualify for the best available rate

• Debt to Income Ratio - an important ratio in determining what rate you qualify for, the larger your monthly income and the smaller your monthly debt is, the better you look in the eyes of your lender

What Factors Cause Mortgage Rates to Change

There is not a simple answer to why mortgage rates change. If someone had a crystal ball and could accurately predict mortgage rates, they would be a very wealthy individual. To better understand what factors cause mortgage rates to change, we must take a look at interest rates - all facets of interest rates - and what causes them to change as well. Mortgage rates often move in the same direction as interest rates, although they often do so at a slower pace.

How Do Consumers Get in Touch With Their Mortgage Provider

It is important in the mortgage marketing field to review the options on the path a consumer who is looking for a home mortgage loan might take in order to ultimately close their loan with a mortgage lender. Advertisements (TV, Radio, Print (newspaper & magazine), direct mail, Internet) are very prevelant in today’s society but also extremely cost prohibitive to 85% of the mortgage lenders in the country. Most would agree that only the large national lenders (ditech.com, Countrywide Home Loans, etc.) can afford this type of advertising on a broad scale and, believe me the consumers pay for this advertising in the end (in higher rates, higher fees or both).

Mortgage rates are on the rise, back up to levels we saw last year (source: Newspaper Chart Services). Many consumers are unaware mortgage rates have been rising steadily since the first of the year - more consumers are interested in declining home sales and the rush of houses on the market and believing that this has finally become more of a buyers market, after being a sellers market for such a long time.

Helpful Online Mortgage Search Tips

When you go online to search for mortgage rates or a mortgage lender, go to a major search engine (google.com, yahoo.com, msn.com, etc.) and type in exactly the description of what you are looking for - the more specific the better. For example if you type in “mortgage rates” it will give you over 33,000,000 results. And the first few pages might not be even what you are looking to find. It would be much better to type in “30-year Fixed rate mortgage in Scottsdale, AZ for a single family home” which gives us less than 45,000 results. You can always expand your search, remove keywords (try “Mortgage rates in Scottsdale, AZ” ) if you want more choices but you have also weeded out millions of sites which would not prove helpful in your mortgage search.
